Landlords & Electrical Safety

According to RoSPA, 3,000 people were hospitalised in just one year due to electrical current accidents. In 1995 electricity killed 66 people, injured 23,756 and caused 7,500 fires.

Why should you have your Electrical Installations Tested?

The Landlord and Tenant Act 1985 requires the landlord to ensure the electrical installation is safe when the tenancy begins and that it is maintained in a safe condition throughout that tenancy. If you provide any electrical appliances as part of the tenancy the Electrical Equipment (Safety) Regulations 1994 require you to ensure the appliances are safe when first supplied. Each time the property is re-let, it will be classed as supplying to that tenant for the first time.

The Electrical Safety Council have produced some useful leaflets which can be downloaded from their site 'Landlords responsibility for electrical safety', 'Landlords and Portable Appliances' and 'Landlords fire alarms and emergency lighting systems'.

  • Landlord Electrical Safety Check - A full Periodic Inspection Report as required by BS 7671:2008, Laminated Circuit Chart, Landlord Safety Certificate (if condition is satisfactory), + 'Plain English' Appendix if works required. PDF copy can be emailed.
  • Landlord's Boards/Common Ways - As above.
  • Landlord Electrical Safety Check + Portable Appliance Testing for any 'plug in' electrical equipment left for tenants' use.
  • Landlords Emergency Lighting Certification ( to BS 5266) for public/common areas.
